For decades, getting a commercial property risk assessed has meant the same thing: booking a surveyor, waiting for an available slot, waiting again for the site visit, and then waiting some more for a report to land in your inbox — often days, sometimes over a week later. In an industry where brokers, underwriters, and property owners are all racing against renewal dates and closing deadlines, that turnaround has quietly become one of the biggest bottlenecks in placing commercial risk.
We built RiskScope to change that.
What is RiskScope?
RiskScope is a digital risk assessment platform purpose-built for South African SME commercial properties. It replaces the traditional physical survey process with a structured, camera-first digital assessment that produces an insurer-ready PDF report — aligned to SANS 10400-T — without the scheduling back-and-forth or the multi-day wait.
Our tagline captures it simply: Assess. Understand. Protect.
Why we built it
South Africa's short-term commercial insurance market has a structural problem. Physical risk surveys are expensive, slow, and don't scale — especially for smaller commercial properties where the survey cost can feel disproportionate to the premium involved. That friction shows up everywhere:
- Brokers wait on surveys before they can finalise placements, sometimes losing momentum on a deal.
- Underwriters work with incomplete or outdated risk information because a fresh survey wasn't practical to commission.
- Banks financing commercial property transactions see bond registrations held up while risk documentation is outstanding.
- Property owners absorb the cost and disruption of a physical site visit for what is, in many cases, a fairly standard SME property.
We looked at this landscape and found there was no direct local equivalent — no self-service, SANS-aligned platform offering instant turnaround in the South African market. So we built one.
How it works
RiskScope's assessment flow is designed around a simple idea: the person who knows the property best is usually the person standing in it. Our guided, camera-first digital form walks a property owner, manager, or broker through a structured assessment — capturing the photos, measurements, and details needed to properly evaluate the risk, exactly as SANS 10400-T requires.
Behind the scenes, that information runs through a purpose-built compliance and scoring engine covering fire detection, sprinkler and hose reel requirements, extinguisher provisioning, stacking heights by occupancy classification, LP gas compliance, and a weighted risk score across occupancy, security, operations, business continuity, and claims history.
The result is a structured, insurer-ready report — generated in a fraction of the time a physical survey would take.
What RiskScope isn't
We want to be upfront about this: RiskScope is a tool that supports the risk assessment process — it doesn't replace the underwriting judgement of an insurer. Our reports are designed to give brokers, underwriters, and property stakeholders better, faster, more consistent information to work with. The decisions built on top of that information remain exactly where they should: with the professionals who make them every day.
Who it's for
RiskScope is built broker-first. Brokers face the sharpest efficiency incentives in this market — every day a survey is delayed is a day a placement can't move forward. But the platform is equally relevant for:
- Insurers and UMAs looking for more consistent, structured risk data at intake.
- Banks that need risk documentation resolved quickly to keep bond registrations on track.
- Property owners and managers who want a faster, less disruptive path to getting their risk properly documented.
Where we're headed
This blog will be where we share how the platform is evolving — new features, SANS compliance updates, and insights from the South African commercial property risk landscape. We're just getting started, and we're glad you're here for it.
